I spent ages looking at this photo in detail too and enjoyed every minute of it! Picked up pretty much the same as you, with the addition of the small car parks at the back of Debenhams and John Street Pool Hall! And no Halfords, or Halfords roundabout by the looks of it. Was amazed at the number of cars parked everywhere, forgot just how busy it used to get on a Saturday.
Only 1981 and so much has changed, here’s my I-Spy list:
The Dairy on Church Road; Dutton Forshaw Garage – Jaguar House; the old public baths; swimming baths prior to Splash; Industry and green space on Teesdale; railway goods yard at Parkfield Road; A66 under construction?; Co-op Building and Baptist Tabanacle, Wellington Street; Nelson Terrace Higher Grade School; Hippodrome Theatre (Cannon Cinema); the large car parks (Wellington, Leeds Street etc); the box junction at the Leeds Hotel; car parks at the end of Silver and Bishop Street; High Street is a dual carriage way with the market down the middle;
Lots not there yet including, the foot bridge at the end of Silver Street; no Municipal Building Extension; no CCTV building; no Chandlers Wharf…
